When selecting your Real Estate Salesperson

You have called in a number of real estate companies to appraise your home.  How do you select which one to use?

A top realtor said recently that when selecting your real estate consultant you should ask but one question. 

"How are you going to ensure we achieve the very best price"

1.  TRUST-  Choose a salesperson you can trust. 2.  FEE  - Our fee is 0% until you are totally satisfied with the price being offered. Are you going to select the company who offers you the cheapest fees or the company who gets you the best price?  Almost all real estate companies have a basic rate of approximately 3.95% plus $500 plus GST.  Some will cut their fee without being asked. Why? Would you trust them to sell your most valuable asset.  Do you think they will be working to get you the best possible price?   Jan & Doug are very willing to negotiate their fee.  They would hate to think they lost the privilege of selling your home because of fees. Example.  A property in Kaitawa Crescent recently sold for $170,000 through a company who offered a discount fee.  The fee saving was less than $2000.  The new owners plans changed and they decided to sell immediately and asked Doug & Jan at Harcourts to market their property.  They sold it for $210,000 exactly 6 weeks after taking possession.  The first company severely under sold in order to achieve a quick sale. 3. PRICE -  All real estate companies use the same statistics to estimate what your property is worth.  Please be careful of companies who "BUY" the right to sell your property by telling you they can get you a price much higher than the market is prepared to pay.  This can only lead to utter frustration, anger and disappointment.
